Please read the terms and conditions below carefully. Your use of the website Rustic Oak RV Park and your completed booking constitutes your acceptance of these terms.
Check-In and Check-Out
- Check-In: 2 pm (CST)
- Check-Out: 11 am (CST)
On the morning of departure, no further action is needed.
Bookings and Payment
The full cost of your reservation will be charged at the time of booking. Your reservation is not confirmed until your credit card has been charged.
All rates are exclusive of taxes or service charges. All stays are subject to applicable local and state taxes. Rates are subject to change without notice.
We accept all major credit cards. We do not accept cash or personal checks.
You must be 21 or older to make bookings.
People other than those listed on the booking reservation may not stay overnight on the property. Please contact us for written approval of your outside visitors; we offer day passes for $20 per outside guest. Guests may park at the office and use social areas.
This is a privately owned venue. We reserve the right to refuse service to anyone.
Cancellations and Changes
Due to our size, cancellations affect us significantly. Please read the entire policy below.
Before 48 Hours of Check-In: If you need to cancel your reservation, please call (337) 303-5437 before the deadlines listed to receive your deposit refund, minus a $10 cancellation fee.
After 48 Hours of Check-In: Reservations made after these deadlines require a non-refundable deposit.
Monthly Reservations: Require 30 days’ notice. Cancellations made after deadlines will result in forfeiture of all deposits.
Date Changes: All date change requests must be made before the timeline listed above. One date change is allowed. Guests are responsible for any difference in rate and no refunds or credits will be issued for lower rate in change. Date changes/credits cannot be redeemed for holiday weekends listed below. Please email rv*****@*****************up.com for requests.
Holidays and Special Events: May have special deposit and/or cancellation requirements. Special conditions may apply during high-demand periods and special events. Please call (337) 303-5437 for more information.
Special Offers and Discounts: Bookings made with a special offer or discount are nonrefundable and non-changeable.
Weather: In the event of rain or unpleasant weather, the timelines laid out in this policy remain valid.
Severe Weather: Instances of severe weather will be decided on by The Park; in the event of severe weather, a dollar value credit will be issued to the guest to be used for a future stay. Special offers or discounts may not apply to new date changes.
Early Departures or No-Shows: There are no credits or refunds for early departures or no-shows.
Cancellations or Changes Made by The Park: The Park reserves the right to cancel a reservation for any unforeseen reason. In the event a reservation cancellation is deemed necessary, The Park will issue the guest a dollar value credit to be used for a future reservation.
Ticketed Events: All ticketed events are non-refundable.
Amenities and Services: Amenities and services are subject to change without notice and may not be available/closed with no notice.
Selected Reservation Changes: Specific site reservations are not guaranteed and are subject to change. We reserve the right to move your reservation to another site with no price increase or refund. We will do the utmost to fill specific requests and we will make an effort to leave you in the site you have selected. Locked-in sites are offered at booking.
Good Neighbor Policy
Quiet hours are between 10 pm and 8 am. Please be courteous to other guests around you. Loud, objectionable noise is not allowed at any time. Profanity or violence will not be tolerated. Inconsiderate guests will be asked to leave. This is a privately owned venue.
Alcohol Policy
Guests can bring alcohol onto the property to enjoy at their own site/trailer only.
Parking
Complimentary parking on the property is limited to 2 vehicles per site. Parking on patios is not permitted.
Pets
We are super pet-friendly and would love to meet your animal companions, but pets are not allowed in our clubhouse or office, sorry. If you are bringing your own trailer and have pets, we ask you to please let us know when booking. All the usual rules apply. Owners must pick up after their pets all around the property and especially at your site. There may be a fee if you do not clean up.
Smoking
Smoking is not permitted in communal buildings, bathhouse, and office. Please dispose of cigarette butts properly when smoking outside. The non-smoking policy applies to cigarettes, cigars, e-cigarettes, and cannabis.
Damages
We reserve the right to charge you for damages beyond normal wear and tear, including cleaning fees. Please let us know if something has broken during your stay or if you have noticed something that requires our attention.
Security and Safety Responsibility
The Park is not responsible for lost, stolen, or damaged personal property or loss of any money or valuables. Management suggests that you keep your valuables locked up. Please report any problems or lost or stolen items to the Office immediately.
Guests are responsible for their own safety while enjoying at their own risk the extensive property. The Park is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. By completing this booking, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Guests hereby indemnify, defend, and hold harmless the Owner & Property from and against any claim, demand, cause of action, loss or liability (including attorney’s fees and expenses of litigation) for any and all property damage or personal injury arising from guests’ use of land and property by any cause.
We adhere to and maintain all state, county, and local laws. The legal drinking age in Texas is 21 years. Guests will be solely responsible for ensuring that all members of their party are aware of the need to monitor alcohol intake and to drink responsibly. Guest agrees to pay, defend, indemnify, and hold harmless The Park from any and all liabilities arising from, related to, or caused by the consumption of alcohol on the premises by Guest and/or member of Guest’s party.
Lost and Found
Found items will be taken to our Office and held by management for a limited amount of time. Please contact us at (337) 303-5437 or rv*****@*****************up.com if you left something during your visit. The Park will hold any found items for 30 days for guest pick up. There is a minimum $25 charge plus postage to mail items back to the guest (sorry – it happens so very frequently!). Any unclaimed item(s) shall become the property of The Park.
Communications
By staying with us, you consent to receive marketing, promotional, and sales emails, as well as direct or automated emails regarding your stay with us. You may opt out of this correspondence at any time.
Commercial Photography/Videography
Please email rv*****@*****************up.com to discuss permission for any commercial photography or videography. Please include a description of the project, budget, and desired times and locations.
Pet Policy
The Pet Park is located behind Arvida Parkway, behind the pool area.
Noisy and/or vicious pets are prohibited in the Resort. Dogs that are aggressive are not allowed in the Resort or Pet Park.
- Pit Bulls and Pit Bull mixes, German Shepherds & Dobermans are prohibited in the Resort and Pet Park
- Other type of breeds not mentioned, may also be prohibited

Pets are defined as domestic dogs, cats, and birds.
- Current shots must be up to date for all animals and be available upon request from the Front Desk
- Only three (3) pets are allowed per site
- Farm animals, e.g. chickens, pigs, etc. are not considered as Pets and are not allowed within the resort
- Wildlife such as pigeons, birds, and feral cats are not pets and may not be fed at any time
Owners are legally responsible for their pets and injury, or loss caused by their pets.
- Pets must be always leashed or penned and with the pet owner while outside of the owner’s RV
- Retractable leashes are OK but leashes may have no more than a six (6) foot lead
- Dogs must be always accompanied by owners and under voice command/control inside the Resort and/or the Pet
Park - Uncontrolled barking, at any time, inside or outside the RV, is prohibited
- Pets are not allowed on or in the clubhouse, clubhouse patio or decks, comfort stations, or pool areas. [Service
animals are exempt] - Do not allow your dog to dig holes in the Resort or Pet Park
Pet fences may not be higher than three feet in height and not exceed 64 square feet in area.
- Pets may not be left unattended in a pet enclosure and must be accompanied by a guest while in the enclosure
- Pet fences must be removed to accommodate lawn maintenance
No dog food or dog treats are allowed in the Pet Park
- An individual guest may bring no more than three (3) dogs to the Pet Park at any one time
- An adult must accompany children under 12 years of age when entering the Pet Park or dog runs
- Children 5 years of age and under are not allowed in any fenced in, off-leash, area
- Dogs in heat are not allowed in the fenced in, off-leash area of the Pet Park
All guest with pets (dogs) must use the dog runs for their pet’s waste functions and waste must be picked up immediately and deposited in trash receptacles.
- This includes pet droppings inside pet fences
- Grassy areas on sites, streets, or any common area in the Resort including gravel covered areas are not to be used as pet waste areas
- Failure to comply will result in a fine of $25.00 per occurrence assessed against the offending guest and potential eviction from the resort if the offences continue.
Pet blankets, pillows, mats, or similar items may not be laundered in the Resort laundry rooms.
The Resort is not responsible for injuries to pets, their owners, or others using the Resort or Pet Park.
- Respect other visitors, both human and pets, by keeping your pet from jumping on or interfering with other people or their pets.
